World’s First Bentley Residences Coming To Sunny Isles

Miami is getting the world’s first ever Bentley residential tower.

The Bentley Residences Miami will be built in Sunny Isles by Dezer Development, with Bentley Motors as a partner, the automotive company announced today.

The tower will become the tallest ever built on a beachfront in the U.S., rising over 60 stories and 749 feet above sea level. Dezer has already obtained height approval from the FAA.

The new Bentley tower will also feature a car elevator similar to the nearby Porsche Design Tower, allowing owners to drive directly to their units.

Each of the over 200 residences will have a multi-car garage, Bentley said.

Construction is expected to begin in early 2023, with completion in 2026.

Bentley Residences Tower Planned With Glass To Withstand 175MPH Wind

The ultra-luxury 62-story Bentley Residences tower has been submitted to the city of Sunny Isles Beach for review, and plans show that it will be able to withstand powerful wind gusts.

The Bentley Residences is proposed to become the tallest beachfront tower ever built in the United States, at 745 feet above ground and 749 feet above sea level.

According to an engineering report submitted with the plans, the building is being designed for 175 MPH ultimate wind speed. It will also have a 115 mph “Serviceability Design.”

The tower itself will have a cylindrical shape, with glass that has been triangulated to appear diamond-like. A $300,000 mockup of the glass has already been built for testing.

The Bentley Residences is proposed to include:

  • 216 residential units

  • 821 parking spaces

Sunny Isles requires a minimum of 432 parking spaces for a building of this size (2 spaces per unit). At the Bentley, a car elevator will take drivers directly up to their units with private garages.

The developer plans to purchase transferrable development rights in order to increase the square footage, at a cost of $17 million.

The Sunny Isles Beach commission is scheduled to review the proposal at a meeting today.

Construction is expected to begin in early 2023, with a sales center to open in early 2022. Completion of the tower is expected in 2026.

Bentley Residences Tower Will Be ‘A Diamond They Can See All The Way From Cuba

Gil Dezer and architect Charles M. Sieger have revealed more details about the new Bentley Residences tower planned in Sunny Isles.

In an interview with Dolce Magazine, the tower is made to sound like Porsche Design Tower 2.0, with a number of significant improvements over the first tower.

Here are some of the new details revealed by Dezer and Sieger:

The tower will be covered with triangulated glass pushed in three inches to create a diamond-like effect. Fifty per cent of the building will be covered with reflective silver.

Dezer said the windows will “make a statement.” He has already spent $300,000 on a full mockup to ensure that it can be built.

The diamond-like glass will “be a diamond that they can see all the way from Cuba when the sun hits on it,” Dezer said. “It’s going to be amazing.”

Improved car elevators and garages

Just like in Porsche Design Tower, the new Bentley tower will have a “Dezervator” that brings cars directly to apartments.

The difference: There will now be four car elevators serving four units, compared to one elevator serving two units at the Porsche tower.

Each unit will now have a four-car garage, instead of two at the Porsche tower.

The car elevator itself will run at 800 feet per minute. The developer had to actually slow them down from 900 feet per minute since they were faster than passenger elevators, Dezer said.

Pools on balconies will be getting better on Bentley Tower

The Bentley tower will have pools on balconies that have been improved so that they don’t block the view of the ocean (there were complaints that the pools on the balconies blocked views at the Porsche tower).

The pools on the balcony will now be sunken allowing owners to see the ocean from their condo. “It’s never been done before,” Dezer said. “It’s going to be very cool”

The location of the pool will also be moved to further open up the view.

Each balcony will be huge, ranging in size from 1,100 feet to 1,800 feet – the size of a New York City apartment, according to Dezer.

There will be outdoor kitchens and outdoor showers on the balconies. Each unit will also have an indoor sauna.

Sieger said that the developer will build a “back-pressure pocket” on the upper-level balconies to make them more usable.

A secondary layer of glass will capture the air, and force it to go around the corner and leak elsewhere.

“The air could be blowing at 40 or 50 miles per hour outside, but you can still smoke a cigarette on your balcony, because there’s no wind,” Sieger said.

Bentley Tower Planned In Sunny Isles

Developers of the Bentley Residences tower planned in Sunny Isles Beach have released another rendering of the building showing how it will appear from Collins Avenue.

Developer Gil Dezer also released a teaser video of the project this week on his purported Instagram account.

The tower will have a car elevator, allowing residents to drive their cars and park at their home, similar to the Porsche Design Tower developed by Dezer nearby. Each condo will have a garage with space for multiple cars.

Architect Sieger Suarez is designing the tower in a cylindrical shape. Dezer also partnered with Sieger Suarez at the Porsche Design Tower for a similar cylindrical form.

Dezer has obtained approval for the 60+ story Bentley tower to rise to a height of 749 feet. The new building will become the tallest beachfront residential tower in the U.S., the developer says.
